Fresh housing market reports are here, and we’re breaking down what they mean for your next move. Released in September, the latest reports from the National Association of REALTORS® (NAR) and the Georgia Association of REALTORS® (GAR) cover August 2026 activity. These monthly reports look back at the previous month, so August is the reporting period for this September update.

The new numbers show more homes to choose from and a slower pace of sales. Nationally, the median sale price remained above last year, while Georgia saw a modest decline. Whether you are planning a move in Marietta or preparing to sell elsewhere in Georgia, here is what the numbers tell us.

📈 The Big Picture: National Statistics

In August, U.S. existing-home sales fell 2.0 percent from July and 1.2 percent from August 2025, reaching a seasonally adjusted annual rate of 3.98 million. Inventory grew to a 4.9-month supply, giving buyers more choices even as the national median price rose from a year earlier.

🍑 The Georgia Perspective: More Inventory, Slower Sales

Georgia recorded 10,537 closed sales in August, down 6.1 percent from a year earlier. Pending sales fell 11.1 percent to 9,950, while inventory reached a 5.1-month supply. Together, these figures point to a slower statewide pace and more competition among homes for sale.

If you are buying: More inventory and longer marketing times may create room to discuss price, repairs or closing costs. Compare similar homes and recent sales before deciding what to offer. The statewide trend is useful context, but the right approach still depends on the property and how much interest it is receiving.

If you are selling: Georgia’s median sale price was slightly below last August, and homes took longer to go under contract. Pricing against current competition, preparing the home carefully and presenting it with strong photography can help yours stand out. Sellers received an average of 95.2 percent of their original list price, excluding concessions, a reminder to set realistic expectations from the start.
