My husband accepted a new position in Roswell, GA in June 2019. This meant we would be relocating from Athens, GA.
My spouse knew Rolando and felt that he would be the detail-oriented realtor that would be important to me.
Having bought and sold many homes over the years across the country, I know what is important to me and I can be very demanding of a real estate agent. I communicated that to Rolando during our first intake session. He did not hesitate to say that he is there for us and will tailor his services to our style and needs; That first meeting occurred on June 14th, 2019. We saw our first home with Rolando on June 30, 2019.
We needed to sell our home in Athens before we could buy a home in the Roswell area. However, we never expected to have any issues selling our home. Our Athens real estate agent felt that we would sell our home pretty quickly as we were pricing our home to generate offers. Unfortunately, as soon as our home went on the market, the real estate market at our price point took a nose dive.... nothing was selling in our price point.. It was not just our home; no homes at our price point were selling. While Rolando was not our listing agent, he checked in with us often on how things were progressing and suggesting options for getting more activity on the Athens home. He worked diligently on both sides to ensure we could move forward as quickly as possible.
My husband and I are both very visual buyers.... we need to see lots of options... just seeing photos on the internet does not work for us. While we knew Rolando prefers to narrow down homes as not to waste valuable time, he was very flexible in recognizing our preference and working with us to that end. We would often have appointments for 8 - 12 homes in one day. When it finally became clear in October, 2019 that our home was going to take some time to sell, we all decided to slow down our process. No sense falling in love with a home that we could not move on if our home did not have an offer on it. I continued to look at homes online and ask Rolando questions along the way; he never lost interest and stay engaged with us all the time.
Fast forward to May 2020. We suddenly got an offer on our home. The buyer had looked at our home in August 2019 when he moved down from Virginia to start his new job. He was in the same situation as us.... he could not buy until they sold their VA home. He was shocked our home was still available and we quickly came to an agreement. I reached out to Rolando on a Wednesday and asked if he could give us that weekend to house hunt as we would be closing in less than four weeks. He immediately cleared his calendar to work with us that weekend.
Most of the homes we toured over the year were ones I first found online; that is the nature of the beast these days. However, Rolando said he had one home that had just taken a dramatic price cut and he felt it would meet our needs perfectly (he should know those needs after walking in so many homes with us over the previous several months!). We went into that home on Friday evening and were floored by the home. The quality of the build was amazing. The home was in a great small community. The outdoor pool area was an oasis in Milton! We could not get that home out of our mind once we saw it. Rolando truly knew what was important to us and worked to make our dream a reality.
To state the obvious; that is the home we purchased. Rolando worked with us (and difficult sellers and selling broker) to make our dream a reality. He went above and beyond what one would expect of a top-notch realtor. His care and concern for every client is heartfelt and impressive. Rolando made sure nothing fell through the cracks and was quick to respond whenever we had a question or concern.
We closed on our new home on June 30, 2020. That was one year to the day from when we walked in our first home in the Roswell area. None of us thought it would take this long to find our dream home.... but it did!
We are so happy with our new home and cannot wait to get settled into the home. This would not have been possible without the dedication and perservance of Rolando and his entire team. Rolando is a tremendous asset to the local community and always puts his clients first. One could not ask for a better advocate.
